COMPLETED LEASE DEALS -- 2011
02.2012: David Adam Realty brokered the sale of 62 Post Road West, Westport, an office condominium. David Waldman and Sean Grathwohl represented both the seller, Stephen Habetz, and the buyer, Cygnus LLC, in this transaction. The sale price was $743,000.
01.2012: Sharon Maddern of David Adam Realty and Lewis Meriwether of John D. Hastings brokered the sale of 143 Post Road East in Westport, a 2,516 SF restaurant building with an apartment on the second floor. Sharon Maddern represented the buyer, Westport Pizzeria Too LLC, and Lewis Meriwether represented the seller, 143 Post Road East LLC. The sale price was $812,500.
10.2011: Custom Sleep Design, a custom mattress company, subleased 1,000 SF of second floor retail space at 57 Main Street, Westport. Sharon Maddern and Sean Grathwohl of David Adam Realty represented the sublandlord, Blue Mercury, and the tenant in this transaction. The store will open early November 2011.
10.2011: Sharon Maddern of David Adam Realty and John Auber of The Auber Group represented Blue Mercury in the leasing of 2,500 SF of retail space at 120 Main Street in New Canaan. The landlord, Elm & Main Realty, Inc. represented themselves. The store is scheduled to open in late November 2011.
10.2011: Spruce Home & Garden leased 2,450 SF of retail space at 90 Post Road East, Westport, opening in November 2011. This is their third location; their two other locations are in New Milford and West Hartford, CT. Sharon Maddern of David Adam Realty represented the tenant, and Franco Fellah of HK Group represented the landlord.
09.2011: Spruce Home & Garden was represented by Sharon Maddern of David Adam Realty in the lease of 2,000 SF of space at 973 Farmington Ave, West Hardford, CT. Mike Mahoney of RLM Co. represented the owner.
08.2011: Sharon Maddern and David Waldman of David Adam Realty represented WS Tice’s Corner LLC in the following lease transactions at Tice’s Corner Marketplace, Woodcliff Lake, NJ:
- Victoria’s Secret, an existing tenant in the center, negotiated a new lease for 4,923 SF.
- Bath & Body, also an existing tenant in the center, negotiated a new lease for 2,585 SF.
- Free People, with representation by Alissa Bersin of the McDevitt Group, leased 1,704 SF.
07.2011: At 365 Boston Post Road, Milford, Sean Grathwohl of David Adam Realty represented Hon Yan Wei in the lease of 1,250 SF of retail space. Bill Parry of Parry Real Estate Services represented the Landlord, 365 BPR Realty LLC.
06.2011: The Little Gym of Ridgefield leased 3,200 SF at 94 Danbury Rd, Ridgefield, next to Ridgefield Montessori School. Sharon Maddern negotiated their third Connecticut location, after procuring Westport in 2009 and Darien in 2010.
06.2011: Sharon Maddern of David Adam Realty represented Studio 44 Dance and Fitness in the lease of 5,445 SF of space at 44 Main Street, Westport. The owner, 44 Main St Inc, was not represented by a broker in this transaction.
06.2011: Sean Grathwohl of David Adam Realty represented the landlord, SoNo Square LLC, in the following transactions at SoNo Square in South Norwalk:
- The Seurat Group, a marketing and sales management consulting firm,
leased 875 SF of office space. They were represented by Ciara Connelly
of Bayberry Property Management LLC.
- Atlantic Hops LLC, a hop processing company, leased 1,675 SF of industrial
space and 160 SF of office space.
04.2011: At 101-107 Post Road East, Sharon Maddern of David Adam Realty represented the owner, WW 101-107 Post LLC, in the lease of 11,572 sf to Urban Outfitters. Alissa Bersin of the McDevitt Group represented Urban Outfitters. The leased space is part of the brand new 16,672 sf 101-107 Post Road East development currently underway across from the Westport YMCA. The new Urban Outfitters location will consist of two floors, the upper floor on Post Road having impressive 20í ceilings and the lower floor accessible from Church Lane.
04.2011: Nike was represented by Sharon Maddern of David Adam Realty in the lease of 5,600 sf at 69 Main Street, previously occupied by The Gap. The owner, Malkin Properties, was not represented by a broker in this transaction. The introduction Nike will enhance Main Streetís already impressive mix of national retailers.
04.2011: David Adam Realty represented Brooks Brothers Women on a new 15-year lease of 4,230 sf of space at 125 Main Street. They are expanding their existing space on Main Street. SRS Real Estate Partners represented the owner, 125 Main Street Associates LP.
04.2011: At 87 Post Road East, Balance Point Capital Partners, L.P. was represented by David Adam Realty on the lease of 3,800 sq. ft. of office space. The office is located on the second floor of the historic flat iron building that was formerly home to the Westport Bank and Trust Company.
02.2011: David Adam Realty represented both the landlord, SoNo Square LLC,
and the tenants in the following transactions at SoNo Square in South Norwalk, Connecticut:
- Coca Michelle signed a 5-year lease for 2,000 SF of office space
- SoNo Bakery expanded into an additional 1,000 SF at their existing location in SoNo Square
- LowBrow Studios leased 620 SF of office space
02.2011: Lucy's Simple Chic LLC was represented by David Adam Realty in their renewal of 1,000 SF at 425 Main Street in Ridgefield. The tenant, a women's clothing store, signed a 5-year renewal contract.
COMPLETED LEASE DEALS -- 2010
12.2010: David Adam Realty completed a 3,771 SF retail lease with Gilles Clement Design at 181 Main Street, Westport CT. This design/furniture retailers will occupy the entire building and is scheduled to open in the Spring of 2011. Sharon Maddern represented the landlord, Village Square of Westport LLC, and Brian Dornan of Pyramid Real Estate Group represented the tenant.
12.2010: Zoro Ltd LLC dba TCBY Yogurt, a frozen yogurt shop, leased 1,427 SF of retail space at Avon Marketplace in Avon, CT. They were represented by Penny Wickey and Dan Yeskey of Saugatuck Commercial Real Estate. The owner, Avon Marketplace Investors LLC, was represented by Sharon Maddern.
11.2010: Compass Group, a financial services group, leased an additional 1,420 SF at Compass Commons, 61 Wilton Road in Westport. They are an existing tenant that expanded their business. No broker was involved in this transaction.
11.2010: A 1,230 SF lease was signed at 236 Post Road East in Westport. Sharon Maddern represented the tenant, Rockwell Art & Framing. Franco Fellah of HK Group represented the owner.
10.2010: David Adam Realty represented the Landlord, Avon Marketplace LLC, on a new five-year lease for Verizon. Verizon relocated from a previous location in the center.
10.2010: Sharon Maddern represented North Star Partners in the renewal of their 2,000 SF office space at 271 Riverside Avenue in Westport, Connecticut.
09.2010: David Adam Realty and SRS Real Estate represented both the Landlord, 125 Main St. Associates, and the Tenant, Gap Inc, on a new 18,500 SF, three level space at 125 Main Street in Westport, Connecticut. This is one of the largest lease transactions in Westport’s Main Street market in the past ten years.
07.2010: David Adam Realty represented WS Tice’s Corner LLC for the leasing of 2,144 SF of space to Blue Mercury. The Auber Group represented Blue Mercury. The retail space is located in Tice’s Corner in Woodcliff Lake, New Jersey and the store opened in October 2010.
06.2010: David Adam Realty represented both the landlord, SoNo Square LLC, and the tenants in the following transactions at SoNo Square in South Norwalk, Connecticut.
a) Blue Flame Marketing Group: 2,000 SF
b) Golf Group: 1,500 SF
c) Norwalk Rowing Company: 4,500 SF
04.2010: Sharon Maddern represented SEE Eyewear in the sublease of their store on 360 Greenwich Avenue, Greenwich, Connecticut. The new tenant, Baby CZ was represented by Dartmouth Company and leased 1,000 SF of space.
04.2010: David Adam Realty represented Avon Marketplace LLC, owners of Avon Marketplace in Avon, Connecticut, in the following transactions:
a) Ulta Beauty, represented by Colliers International, leased 12,250 SF of retail space.
b) Eastern Mountain Sports, represented by Katz & Assoc., leased 14,500 SF of retail space.
02.2010: The Little Gym, a children’s gym, was represented by Sharon Maddern for two locations in Connecticut. They leased 3,700 SF of space at 10 Corbin Drive in Darien, Connecticut. In May 2009, they leased 3,600 SF at 605 Post Road in Westport, Connecticut.
COMPLETED LEASE DEALS -- 2009
12.2009: The landlord, Pear Partners of Darien was represented by Sharon as the exclusive agent to lease 6,500 SF of retail space at 1077 Post Road, Darien. Ripco Real Estate represented Joseph A. Banks in the lease of 4,000 SF of this space. Scena Restaurant, a wine bistro, leased the remaining 2,500 SF of space. Sharon represented both the landlord and the tenant in this transaction.
10.2009: David Adam Realty represented SunTech on behalf of the Landlord, Good Guy LLC, for the lease of 1,350 SF of office space. The office is located at Compass Commons, 57 Wilton Road, Westport, Connecticut.
08.2009: David Adam Realty represented both the landlord and tenant on the renewal and extension of an 11,500 SF lease to The Gap at Tice’s Corner Retail Marketplace in Woodcliff Lake, New Jersey.
07.2009: Café Manolo, a restaurant, leased 2,800 SF of space at 8 Church Lane in Westport, Connecticut. David Adam Realty represented both the landlord and the tenant in this transaction.
07.2009: Sharon Maddern represented WS Tice’s Corner LLC in the lease of 1,971 SF to GameStop at Tice’s Corner Marketplace in Woodcliff Lake, New Jersey. GameStop, a gaming retailer, was represented by In Line Realty.
06.2009: David Adam Realty represented the landlord and tenant, Halper Raweizer Associates, on the renewal of 3,450 SF of office space at 59 Wilton Road, Compass Commons, in Westport, Connecticut.
06.2009: David Adam Realty represented the Landlord, Avon Marketplace Investors LLC on the renewal of the following tenants at the Avon Marketplace:
a) The Gap/Gap Kids
b) Michaels Jewelers
c) Yankee Candle
d) Starbucks

05.2009: Sharon Maddern represented tenant Fitness Factory in procuring space at 1200 Post Road, Westport, Connecticut. The owner, 1200 Post Rd E LLC, was represented by Cushman & Wakefield. Fitness Factory, a personal training facility, leased 3,800 SF.
04.2009: David Adam Realty represented the buyer, 67 Holly Hill Associates, LLC, on the purchase of a 21,000 class “A” office building in Greenwich, Connecticut located at 67 Holly Hill Lane.
01.2009: Great Western Products was represented by Sharon Maddern in the lease of 2,200 SF of office space at 33 Riverside Avenue in Westport, Connecticut.
